These General Terms and Conditions apply to all guests (hereinafter referred to as “the Tenant”) who book or reserve the holiday home “Ferienhaus-Burg” for one or more nights.

Arrival and Departure
Check-in is possible from 4:00 p.m. on the day of arrival, unless otherwise agreed in advance with the landlord.
Check-out must be completed by 11:00 a.m. on the day of departure.

Booking and Contract Conclusion
After receipt of your booking request, you will receive a booking confirmation within 24 hours. Please refer to the booking calendar for availability. The booking request constitutes a binding offer. Upon receipt of the booking confirmation from the landlord, a legally binding rental agreement is concluded.

Payment Terms
A deposit amounting to 25% of the total rental price is due within 7 days after receipt of the booking confirmation. The remaining balance of the rental price plus the security deposit must be transferred to the bank account specified in the booking confirmation no later than 14 days prior to arrival.

For short-notice bookings, the full rental price including the security deposit must be paid in cash upon arrival, subject to prior agreement with the landlord.

The holiday home is a strictly non-smoking property. In the event that smoking is detected inside the house upon departure, an additional cleaning fee of €50 will be charged to the tenant, in addition to the regular final cleaning fee.

In the event of loss of keys, the tenant shall be liable for a flat fee of €150 to cover the replacement of lock cylinders, keys, and gate openers.

Security Deposit
A security deposit of €100 must be paid together with the remaining rental balance. Provided that no damages or excessive soiling are identified during the final inspection, the security deposit will be refunded to the bank account used for the deposit payment within one week after departure.

Cancellation Policy
In the event of cancellation of a confirmed booking, the following cancellation fees shall apply:
– After booking confirmation: 25% of the accommodation costs after 7 days
– Up to 60 days before arrival: 40% of the accommodation costs
– Up to 35 days before arrival: 60% of the accommodation costs
– Up to 14 days before arrival: 80% of the accommodation costs
– From 7 days before arrival or in case of no-show: 100% of the accommodation costs

Cancellations must be submitted in written form. The date of receipt by the landlord shall be decisive. Cancellation fees shall not apply if the accommodation can be re-rented for the same period. In the event of early departure, the tenant remains obligated to pay the full rental price.

Pets
Keeping dogs or other pets in the holiday home or anywhere on the property is only permitted with prior written approval from the landlord. Approval is granted exclusively by the operator. The tenant is fully liable for any damage caused by pets.

House Rules and Liability
Smoking is strictly prohibited inside the holiday home.

The holiday home, including all furniture, fixtures, and equipment, must be treated with care. The tenant shall be liable for any damage caused by negligence or improper use of the rental property, furnishings, or items located within the house or on the premises.

Any defects or damages discovered upon arrival or during the rental period must be reported to the landlord immediately.

If lights, electronic devices, or the television have been left switched on, the landlord reserves the right to enter the holiday home solely for the purpose of switching them off. A notice of such entry will be provided to the tenant.
